The RealPage re-keying problem

RealPage OneSite's rent roll exports are dense: lease charge line items, move-in/move-out and notice status codes, market rent vs. lease rent columns, and floorplan groupings with their own subtotal bands. Exporting to Excel from the PDF gives you a wall of text that still needs an hour of manual reshaping before a single formula works — and every property's report is configured slightly differently.

What the converter does with a RealPage report

  1. Separates unit rows from floorplan subtotals and property summary bands.
  2. Normalizes status codes (occupied, vacant, notice, model, down) into a consistent occupancy field.
  3. Maps charges to a canonical schema: unit, tenant, square feet, lease start/end, monthly rent, market rent, deposit, occupancy.
  4. Reconciles — total rent is recomputed from the extracted units and checked against the report's stated totals; unit counts are cross-checked. Fields that can't be verified are flagged with confidence scores, never guessed.
  5. Outputs Excel, CSV, or JSON with the same columns every time.
